Buying in Gunnison vs. Crested Butte: What Buyers Should Consider

If you're considering buying a home in the Gunnison Valley, you may find yourself comparing Gunnison and Crested Butte.

Although they're located in the same valley, the communities offer different housing inventories, locations, property types and proximity to amenities and recreation.

Instead of asking which community is "better," I encourage buyers to ask a different question:

Which location and property best fit what I'm trying to accomplish?

Buying in Crested Butte

Some buyers focus their search on Crested Butte because proximity to skiing, trails, restaurants, shops and other amenities is particularly important to them.

Property types and availability vary, and buyers should evaluate current inventory and property-specific considerations when making a decision.

Buying in Gunnison

Other buyers focus on Gunnison because they want to explore the housing options available there while still having access to the broader Gunnison Valley.

Gunnison is home to Western Colorado University and the Gunnison-Crested Butte Regional Airport and provides access to shopping, restaurants, schools, recreation and other services.

Don't Forget the Rest of the Gunnison Valley

Your search doesn't necessarily need to be limited to Gunnison or Crested Butte.

Depending on your needs and current inventory, you may also investigate communities and areas such as Mt. Crested Butte, Crested Butte South, Almont and rural portions of Gunnison County.

The important thing is to evaluate properties based on objective factors that matter to you.

Those might include:

  • Purchase price and property type

  • Distance to work, recreation or other destinations

  • Acreage

  • Garage and parking

  • Municipal versus rural utilities

  • HOA documents and restrictions

  • Access

  • Rental regulations

  • Property condition

  • Your intended use of the property

Primary Residence or Second Home?

How you plan to use the property is another important consideration.

Someone searching for a primary residence may have different priorities than someone purchasing a second home or recreational property.

If rental potential is part of your plan, don't assume that a property can be used for short-term rentals. Regulations, zoning, licensing requirements and private restrictions can vary by property and jurisdiction and should be independently verified.
