If you're hoping to buy a home in Gunnison, Colorado around the $500,000 price point, one of the first things to understand is that available inventory can change quickly.
Rather than assuming a certain budget will always buy a particular type of property, I encourage buyers to start with their priorities and then look at the current market.
What Should You Prioritize?
Before beginning your Gunnison home search, think about what matters most to you.
Do you need a garage? A fenced yard? Multiple bedrooms? Are you interested in a condominium or townhome? Would you consider a property outside Gunnison city limits? Is this going to be your primary residence, second home or another type of property?
The answers can make a significant difference in your search.
Why Do Buyers Consider Gunnison?
Gunnison provides access to many of the things people associate with living in the Colorado mountains, including hiking, biking, fishing, skiing and extensive public lands.
The community is also home to Western Colorado University and the Gunnison-Crested Butte Regional Airport and offers restaurants, shopping and other everyday services.
For some buyers, Gunnison is also worth considering when they want access to the broader Gunnison Valley without necessarily purchasing in Crested Butte.

Depending on the property, buyers may want to investigate HOA documents and restrictions, utilities, rental regulations, parking, access, easements, wells, septic systems or other property-specific matters.
