Crested Butte Housing Market: September 2026 Update
How Is the Crested Butte Housing Market Doing Right Now?
According to Redfin's September 2026 data, the town of Crested Butte had a median sale price of $2,448,834 for the three months ending September, up 15.5 percent from a year earlier, with homes selling in a median of 23 days at about 95.4 percent of list price. Only 11 homes sold, so a few sales can swing the numbers. This is general information, not financial advice.
Redfin's pages for different places update on different schedules. The town of Crested Butte figures are for September 2026, and the Mount Crested Butte and Gunnison County figures below are for August 2026. All were pulled October 27, 2026.
What is the median home price in Crested Butte?
Redfin reports a median sale price of $2,448,834 for the three months ending September 2026, up 15.5 percent year over year. The median price per square foot was about $1,290, up 23.7 percent. In my earlier post this month, the August figure was $2,248,512, so the three-month median moved up as new sales replaced older ones. Medians in a town this small can move a lot from one month to the next, so I look at several months together.
How many homes are selling, and how fast?
Redfin shows 11 homes sold in the latest month, down 14.1 percent from a year earlier. The median time on market was 23 days, up 4 days. With so few sales, one or two unusual transactions can change the picture, which is why I treat the year-over-year percentages as signals rather than promises.
Do buyers have room to negotiate?
The data suggests modest room. Homes sold at about 95.4 percent of list price, up 0.3 points, which means they typically closed a few percent below the asking price on average. Redfin gives the town of Crested Butte a Compete Score of 11 out of 100, labeled "not very competitive," calculated over the last 12 months. Every property is different, and a well-priced, well-located home can still sell quickly.
How does Mount Crested Butte compare?
Redfin's Mount Crested Butte page showed a median sale price of $974,355 for the three months ending August 2026, up 49.9 percent, with 32 homes sold in August (up 67.4 percent), a median of 54 days on market (down 71 days), homes selling at about 96.9 percent of list price and a median of $842 per square foot. The Compete Score was 35 out of 100, "somewhat competitive." Mount Crested Butte has a different mix of properties, with more condominiums and townhomes near the resort, so compare property types rather than just the headline numbers.
How does Crested Butte compare with the rest of Gunnison County?
For Gunnison County overall, Redfin showed a median sale price of $936,366 for the three months ending August 2026, up 12.8 percent, with 53 homes sold in August and a median of 35 days on market. The county figure includes Gunnison, Crested Butte and Mount Crested Butte, so it blends very different price points. If you are weighing towns, my comparison of Gunnison and Crested Butte lays out the differences.
Why are the numbers so different from place to place?
The mix of homes is different. In the town of Crested Butte, a limited amount of land and a small number of sales mean a few large properties can lift the median. In Mount Crested Butte, many sales are condominiums. In Gunnison, the housing stock is broader. This is why I recommend looking at price per square foot, property type and recent comparable sales rather than a single median.
What should I think about beyond the price?
The purchase price is one line in a larger budget. I suggest pricing out:
- Property taxes. They vary by taxing district.
- Insurance. Mountain homes can have higher premiums, and quotes depend on the specific property. See my post on insurance for mountain homes.
- Heating and snow removal. Ask for 12 months of utility bills and the snow removal arrangement.
- HOA dues and special assessments. Ask for the budget, reserves and meeting minutes.
- Rental rules. If you plan to rent, confirm the licensing rules with the Town and any association.
- Travel. Think about how you will get here in winter.
Should I buy now or wait?
Nobody can time a market precisely. In this data, prices are rising from a year earlier and buyers are closing a few percent below list, so waiting does not guarantee a lower price. What matters most is your finances, your timeline and how you plan to use the home. Talk to a lender and a local agent about your situation.
How should I tour properties?
Visit in more than one season if you can. A winter visit shows road access, parking and heating needs, and a summer visit shows views, trails and how the area feels off-season. Bring a list of questions and ask for association documents early.
What is the bottom line?
The Crested Butte market shows higher prices than a year ago, a small number of sales and buyers closing a few percent below list. The sample is small, so look at individual properties and total ownership costs rather than headlines. A local agent can help you read recent sales for the type of home you want.
